4212 DOWLING STREET STOREFRONTS
The 4212 Dowling Street Storefronts occupy the first floor of a 1929 Lenard Gabert brick building in Houston's historic Third Ward. Originally a Clover Farms grocery store, it ended up as a doggie daycare that was vacant and vandalized when we bought it. We converted the two storefronts into residential units that are perfectly suited for live/work studios or offices. The building is along the Dowling Street (Emancipation Avenue) cultural corridor, just over a half mile from the new Emancipation Park project and just under a half mile from Project Row Houses. Local lore has it that Martin Luther King Jr. and his wife stayed upstairs in one of the second floor walk-ups during a visit to Houston. We are currently pursuing landmark status for the building in order to ensure that it is preserved.
The One Bedroom Storefront is 1600 square feet, has one bedroom with a large closet and one bathroom.
The Studio Storefront is a large open 1100 square foot space with one bathroom and two closets.
Each unit has a new kitchen with stainless steel appliances and quartz counters as well as a full-sized stacking washer and dryer. The bathrooms have rainhead showers, subway tile and encaustic tile floors. The apartment floors are sealed concrete. Each space also features multiple ceiling fans and storefront windows that let in natural light. There is a rear entrance from the gated parking in the back and double doors in the front that open onto Dowling Street.
The entire building has a fire sprinkler system.
